Terms & Conditions
If a booking is made ten weeks or more before the holiday starts, a deposit of one-third of the full rent must be paid. The balance is payable not later than ten weeks before the start date. If your holiday begins less than the ten weeks from the time of booking the full rent is payable immediately.
In the event of cancellation less than ten weeks before a holiday begins, the whole rent is payable unless we succeed in reletting. With more than ten weeks notice, the deposit only would be forfeit.
Arrival and Departure
All holidays start and finish on a Saturday (except as agreed for out-of-season short breaks). Tenancies commence at 4.00p.m. on the first day and terminate at 10.00 a.m on the day of departure.
There is parking for cars at all the properties.
Cots can be made available but may only be occupied by a child up to two. Cot linen is not provided.
Only certain cottages accept pets and this is at the discretion of the management. There is a charge of £25 per pet per week. Maximum of two pets in approved cottages (Higher Roskestal, Three Chimneys, Bosistow & Faraway).Electricity,
Central Heating, Logs & Linen
Electricity is included in the rent, as is central heating where provided. A “starter pack” of firelighters, matches, and logs are provided for a fire on the first evening. Bed linen and bath towels are provided. However, please note that the linen for cots is not provided, nor are beach towels. Extra beds available at an additional cost.
Over the years we have found that people have to cancel their bookings for many different reasons and we strongly recommend taking out insurance to cover the possibility of cancelling your holiday. You can arrange cover via this link: www.world-first.co.uk
The tenant agrees:
• To pay for any losses or damage to the property
• To take good care of the property and leave it in a clean and tidy condition at departure. St. Aubyn Estates reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition
• To permit the owners and their agents reasonable access to the property
• Not to part with possession of the property, or share it, except with members of the party listed on the booking form
• Not to exceed the total number of people stipulated in the property description
St. Aubyn Estates shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the applicant or any other person may suffer or sustain arising out of or in respect of any letting.
The contract embodied in the booking is governed by English law, and subject to the exclusive jurisdiction of the English courts.
We try to take every care to prepare our properties to a standard whereby our visitors will enjoy their holidays. If a problem or cause for complaint does arise, please let us know immediately. Every effort will then be made to assist you. It is frustrating for all parties if you write after your holiday to tell us about a problem that could have been solved had we known at the time.
